This letter is to confirm your rental of the property at ABC address (Home #__) in Sanibel, Florida.

10 AM Saturday, Month & Date, 2008 check-out

This example shows a 4-week summer rental for $3,600 plus 11% Florida tax
Payments:
1. Reservation Payment - required to hold the reservation

The $500 Security Deposit will be refunded within 60 days of leaving, less any damages or repairs.

Owner pays all utility costs and provides all utilities, such as pool and yard maintenance, electricity, basic cable, DSL high speed internet, basic and domestic long distance phone, water, sewer and trash. However, renters are responsible for their own international phone charges. To make international phone calls, please use your cell phone, a phone calling card or call collect.

Each of our vacation rental homes has a $200 electricity allowance to help us keep our rental costs as low as possible. Generally, pool heating is the most common electrical usage that causes the electricity usage to be over $200. If the electric bill is higher than $200 per month for your rental, then the cost above $200 will be deducted from your security deposit. Please note that the electric utility bill usually averages about $150 per month.

If you cancel this reservation more than 90 days prior to the visit, all prepaid amounts will be refunded.
If you cancel less than 90 days prior to your visit, prepaid amounts will be retained, unless the home is re-rented for the same rate and time period. If re-rented for a lesser amount, then that amount will be refunded to you.
If you think you might need to change your plans or cancel your stay during this 90 day period, then we recommend purchase of travel insurance from an outside insurance agency, as this is a service that we do not charge for, and do not provide.
